HELPFUL INFORMATION PERTAINING TO
REAL ESTATE & PERSONAL PROPERTY TAX BILLS

MUNICIPALITIES RUN ON A “FISCAL” YEAR AS OPPOSED TO A “CALENDAR” YEAR.

THE FISCAL YEAR RUNS FROM JULY 1 – JUNE 30.

EACH YEAR’S REAL ESTATE AND PERSONAL PROPERTY TAX BILL ALSO RUNS ON A FISCAL YEAR. TAX BILLS ARE ISSUED BIANNUALLY WITH DUE DATES OF 8/1, 11/1, 2/1, 5/1.

IF A DUE DATE FALLS ON A FRIDAY, WEEKEND OR HOLIDAY, IT WILL BE DUE THE NEXT BUSINESS DAY.

  • THE AUGUST (1st quarter) TAX BILL IS FOR THE MONTHS OF JULY, AUGUST & SEPT.  
  • THE NOVEMBER (2nd quarter) TAX BILL IS FOR THE MONTHS OF OCT., NOV. & DEC.
  • THE FEBRUARY (3rd quarter) TAX BILL IS FOR THE MONTHS OF JAN., FEB. & MARCH.
  • The MAY (4th quarter) TAX BILL IS FOR THE MONTHS OF APRIL, MAY & JUNE.

REAL ESTATE AND PERSONAL PROPERTY TAX BILLS ARE MAILED TWO (2) TIMES PER YEAR.

THE AUGUST AND NOVEMBER BILL ARE PRELIMINARY BILLS. PRELIMINARY TAX BILLS ARE BASED ON ONE HALF OF THE PRIOR FISCAL YEAR’S ACTUAL TAX BILL, DIVIDED INTO TWO (2) PAYMENTS.

THE FEBRUARY AND MAY TAX BILL ARE YOUR ACTUAL TAX BILLS AND INCORPORATE THE NEW TAX RATE FOR THAT FISCAL YEAR, NEW VALUATIONS (ONLY IN A REVALUATION YEAR) AND PAYMENTS THAT WERE MADE ON YOUR PRELIMINARY TAX BILL.

ALSO, PURSUANT TO MASSACHUSETTS GENERAL LAWS, THE ACTUAL TAX BILL MUST LIST THE OWNER OF RECORD AS OF JANUARY 1 OF THE PRIOR YEAR. FOR EXAMPLE; THE FISCAL YEAR 2019 ACTUAL TAX BILL LISTS THE OWNER OF RECORD AS OF JANUARY 1, 2018.
